First Home Buyer Stamp Duty Exemption: What Tasmanian Buyers Need to Know Before 30 June 2026

Tasmania's First Home Buyer Stamp Duty Exemption for established homes is currently scheduled to end on 30 June 2026 and eligible purchasers should be aware that the timing of their settlement could determine whether they receive the concession.

The Key Date Is Settlement, Not Contract Signing

The State Revenue Office Tasmania has confirmed that eligibility for the exemption is determined by the settlement date of the property transaction, not the date the contract is signed.

This means that even if a first home buyer signs a contract before 30 June 2026, they may not qualify for the exemption if the property settles after the program's expiry date.

The State Revenue Office advises:

"The 100 per cent Duty Exemption between 18 February 2024 and 30 June 2026 is not available for transactions settling after 30 June 2026."

Who Is Eligible?

The exemption currently applies to eligible first home buyers purchasing an established residential property in Tasmania valued at $750,000 or less.

Buyers must also meet the State Revenue Office's eligibility criteria, including residency requirements.

For many first home buyers, stamp duty savings can significantly reduce the upfront costs of purchasing a home.
